The New Construction Process in New Hampshire:

Part 1 – From Decision to Foundation


Embarking on the journey of building a new home in New Hampshire is both exciting and intricate. The Granite State's real estate market has seen significant growth, with the median home sale price reaching $493,200, reflecting an 11.8% year-over-year increase.  In this multi-part series, we’ll explore the process of new home construction in NH, starting from the initial decision to the completion of the foundation.​


Understanding the Development Process

Before we dive into the step-by-step journey of new home construction, it’s important to understand the groundwork that takes place long before buyers select a floor plan. In a planned development, where a single builder manages the entire project, extensive engineering and planning occur over one to two years before any homes are built. This includes designing the drainage systems, constructing detention ponds, defining lot boundaries, setting setbacks, and developing roadways.


Once the project is approved, infrastructure work begins. This involves building the drainage systems and detention ponds, laying out roads, and installing underground utilities such as water, sewer, and electrical lines. Only after this phase is complete does the home-building process truly begin. For those purchasing individual land parcels to build a custom home, this stage is still required, but on a much smaller scale than an 80-lot subdivision.

Deciding to Build (End of September - Mid October)

The initial decision to build a new home is often the most challenging. Many prospective homeowners in New Hampshire grapple with the choice between downsizing or joining an active adult community. Each option offers distinct advantages:​

  • Ease of Travel: With reduced home maintenance responsibilities, residents find it easier to travel and explore.​

  • Community Engagement: Many individuals appreciate the camaraderie and social opportunities that come with living among peers.​

Conversely, building a custom home outside of such communities offers greater flexibility in location, design, and lifestyle preferences. This decision lays the foundation for all subsequent steps in the construction process.​


For some, the realization to build anew comes unexpectedly. One couple cherished their pristine, five-acre property adorned with gardens, a pond, and fruit trees—a true pastoral retreat. However, the continuous upkeep began to impede spontaneous adventures to New Hampshire's scenic seacoast. They loved their land but felt tethered by its demands. This epiphany led them to seek a lifestyle that prioritized freedom and exploration over property maintenance.​



Choosing the Location

Location is paramount in the home-building process. Many New Hampshire residents find themselves drawn back to familiar locales. For instance, some choose to return to towns where they purchased their first homes decades ago. This decision often stems from a desire to reconnect with roots, be closer to family, and enjoy the state's diverse landscapes. New Hampshire offers proximity to the coast, mountains, skiing destinations, and major airports, catering to an active and fulfilling lifestyle. At this stage in life, it's about making the most of every moment and truly enjoying where you live


Selecting the Floor Plan

After choosing a development, the next step is selecting a lot and floor plan. However, not all lots accommodate all floor plans. For instance, some clients are set on having a walk-out basement, which significantly limits the available lots. Furthermore, certain floor plans may not fit within the setback requirements of those lots, adding complexity to the selection process.​





Securing the Lot and Agreement (Mid October - Mid December)

Once the ideal lot and floor plan are chosen, the next phase involves:


Lot Reservation & Initial Process Meeting

  • Lot Reservation: Typically holds the lot for 14 days.​

  • Initial Process Meeting: Discusses project details, timelines, and expectations.​

  • Purchase and Sales Agreement (P&S): Following the meeting, a deposit is required to formalize the agreement.​


Design and Finalizing Plans

Once the P&S is signed, a series of activities commence:​

  • Architect and Design Team Collaboration: Ensures all upgrades, modifications, and structural changes are accounted for.​

  • Material Selections: The detailed process of choosing flooring, countertops, cabinets, hardware, lighting, faucets, and more.​

  • Final Plan Approval: The finalized design is submitted to the town for permitting.​




Permitting (3-6 Weeks)

Once the plans are submitted, there is typically a waiting period of 3-6 weeks before permits are approved. Construction cannot commence until these are in place.​


Foundation Work Begins

With permits in hand, the first major construction milestone is achieved—the foundation is poured and backfilled. This moment marks the true beginning of the home's physical structure, setting the stage for framing and the rest of the build.​



As of March 7, the foundation is complete, and the home is ready for the next phase. Stay tuned for Part 2, where we’ll delve into framing, mechanical installations, and interior progress!​
